How you'll pay: cash, home-country equity, cross-border lenders, Mexican banks, developer plans
Choosing how to fund the purchase before you make an offer.
Why it matters
Most BCS purchases by foreigners are cash. Financing changes the timeline, adds a lien on the trust, and needs the trustee bank's cooperation.
Who helps
Your lender, the trustee bank, the notario and your attorney.
What to do: Decide how you'll pay for the purchase before you make an offer.
Options
- Cash (often from savings or a sale at home).
- Home-country equity: a HELOC, cash-out refinance or securities-backed loan at home. The Mexican closing stays a cash deal.
- Cross-border USD lenders that lend on Mexican property held in a trust. One such lender advertised a minimum 35% down payment (65% loan-to-value), fixed rates roughly in the high-8% to low-10% range, and terms up to 30 years in 2026 (MoXi / Global Mortgage).
- Mexican bank mortgages: usually require Mexican residency and local income or credit history; reported down payments of 30–50% and rates around 9–14% for foreigners (secondary sources, 2026).
- Developer or seller financing: staged payments to a developer (see the presale risks in step 1.19) or a seller carrying part of the price, secured by the trust.
What financing adds
- The lender is recorded as a beneficiary in first place or holds a mortgage on the trust rights, which requires the trustee bank's consent and its fees.
- A mortgage recording at the RPPC: MXN 1,877 + 1.95 per thousand (step 2.18). A new no-lien certificate is needed later to sell or refinance.
- An appraisal and the lender's own title review, which add weeks.
Common mistakes
- Making an offer without a financing contingency or enough time for the lender.
- Paying a developer before the structure exists (step 1.19).
Say it in Spanish
- ¿El fiduciario permite una hipoteca sobre el fideicomiso?
Does the bank allow a mortgage on the trust?
