Fix name errors on your deed (acta aclaratoria) and record them again
A short notarial deed (acta aclaratoria) that clarifies and corrects an error in the original deed, such as a misspelled name, proven with the passport.
Why it matters
Banks, permit offices and future buyers will reject documents whose names don't match your passport. The correction must then be annotated at the RPPC and updated at Catastro, and the bank must update its own records.
Who helps
The notario who issued the original deed, usually; then the RPPC, Catastro and the bank.
What to do: Ask the notario for a correction deed if a name on your deed is wrong.
Documents
- The original deed, the passport (attached to the acta), and the payment for the RPPC annotation.
Costs Estimate
- Send the recorded acta aclaratoria to the trustee bank yourself.
- Ask the bank whether it charges a fee to update the trust's records.
Estimates only. Get written quotes.
Common mistakes
- Fixing the RPPC but forgetting Catastro or the bank.
- Applying for a bank power of attorney or permits before the bank's records match.
- Send the registered acta aclaratoria to the bank separately; the bank's records are not updated automatically.
Say it in Spanish
- Necesito un acta aclaratoria para corregir mi nombre en la escritura.
I need an acta aclaratoria to correct my name in the deed. - Por favor inscríbala en el Registro Público y actualice el registro catastral.
Please annotate it in the public registry and update the cadastral record.
