Check the recorded deed and build your property file
When the recorded testimonio arrives, check every name, measurement, folio and clave against your passports and the survey. Then scan everything into one file.
Why it matters
Errors are cheapest to fix early. Every permit office will ask for these documents.
Who helps
Your attorney, who checks the recorded deed with you.
What to do: Check every name and number on the recorded deed, then scan everything.
Documents
- The recorded testimonio, the SRE permit, the RNIE acuse, the SRE aviso, the predial receipts, the survey, and the bank's welcome letter.
Handover checklist from your closing attorney
- a simple copy of the signed deed (the recorded original comes months later);
- the RNIE filing receipt;
- your predial account (the clave catastral) and where to pay it;
- the trust-fee due month and how the bank invoices it (pay on time even if no invoice arrives: late fees apply);
- the trustee bank's local branches;
- the closing-cost receipts (the offer usually requires the notario to provide them).
Common mistakes
- Waiting until permit time to discover a problem.
Say it in Spanish
- Encontré un error en la escritura; ¿cómo lo corregimos?
I found an error in the deed; how do we correct it?
