Home insurance (hurricanes and earthquakes)
A homeowner's policy (seguro de casa habitación) covering fire, hydrometeorological perils (hurricane, flood, storm surge), earthquake, theft and liability; plus builder's risk during construction.
Why it matters
Not legally required, but the trust and your lender (if any) may require it, and hurricane losses in BCS are frequent.
Who helps
A Mexican insurer authorized by the CNSF, usually through a local broker.
What to do: Buy home insurance that covers hurricanes and earthquakes.
Condo insurance (walls-out vs. all-in)
- Walls-out master policies cover the structure and common areas only; all-in policies also cover original interiors. Most resort condo master policies are walls-out, so you insure your interior, contents, liability and loss assessment yourself.
- Loss-assessment coverage pays your share of a special assessment after a covered loss, including a master-policy deductible passed on to owners. It generally doesn't cover routine capital work or excluded perils.
- Ask the administrator for the master policy's declarations page (carátula): perils, hurricane limits and deductible, flood treatment, and expiry.
- After Hurricane Odile (2014), reported special assessments in some Los Cabos complexes ran to five figures per unit (around US$5,000–25,000+, reported). Your building may differ.
- Insurer complaints go to CONDUSEF.
Common mistakes
- Assuming hurricane cover is included; confirm the "fenómenos hidrometeorológicos" coverage and its deductible and coinsurance.
- Insuring market value instead of rebuild cost.
- Condo master policies that don't cover your interior.
Say it in Spanish
- ¿La póliza cubre fenómenos hidrometeorológicos y cuál es el deducible?
Does the policy cover hydrometeorological events, and what is the deductible?
