Zoning and minimum-lot-size pre-check
Checking the urban development plan (Programa/Plan de Desarrollo Urbano, PDU) for the lot's zoning: the allowed use, density, setbacks, height and minimum lot size.
Why it matters
If the lot doesn't meet the zoning rules, you may not get a building license without a special exception.
Who helps
Your attorney or architect, using the municipal planning office (La Paz: IMPLAN / Desarrollo Urbano; Los Cabos: Dirección General de Planeación y Desarrollo Urbano).
What to do: Check the lot's zoning in the urban development plan before you make an offer.
Documents
- The clave catastral, the survey, and the location.
Common mistakes
- Check this before you buy.
- A lot under the minimum size needs a dispensa (step 4.11) before you can build. Treat it as a go/no-go and ask the planning office before you pay.
Say it in Spanish
- ¿Qué uso de suelo le corresponde al lote y cuál es el lote mínimo?
What zoning applies to this lot, and what is the minimum lot size?
