Record the house on the deed (declaración de obra nueva)
A notarial deed declaring the new construction, recorded at the RPPC. With a fideicomiso the bank signs it too.
Why it matters
A house that isn't on the deed raises questions when you sell or pass it on.
Who helps
A notario, with the trustee bank's consent when there is a fideicomiso, then the RPPC.
What to do: Ask your notario to record the new construction on the deed.
Documents
- The completion notice (step 4.28), the updated Catastro record (step 4.31), the license and the plans, and the bank's consent if there is a fideicomiso.
Costs Estimate
- Notario, bank and RPPC fees: ask the notario for a written quote (confirm with the notario).
Estimates only. Get written quotes.
Common mistakes
- Skipping it to save money and finding the problem when you sell.
