Lot-size exception (dispensa): go or no-go
A request to the municipal planning office to allow a home on a lot below the minimum size for its zone.
Why it matters
Without it the city won't issue land use (step 4.12) or a building license for an undersized lot.
Who helps
The municipal urban-development (planning) office. Your gestor or architect usually files it.
What to do: Ask the planning office for the dispensa before you pay for studies.
Documents
- The state dictamen (step 4.10), the survey (step 4.5) and the bank's power of attorney (step 4.3).
- A short letter describing the project and the lot.
Costs Estimate
- No posted fee in the La Paz catalog. Ask the planning office (confirm with the office).
Estimates only. Get written quotes.
Common mistakes
- Paying for soils studies or final plans before the dispensa is granted.
- Assuming that any lot you can buy is a lot you can build on.
Say it in Spanish
- Mi lote es menor que la superficie mínima. ¿Puedo solicitar una dispensa para una casa habitación unifamiliar?
My lot is below the minimum size. Can I request a dispensa for a single-family home?
